Purpose and detail

Please see Bassetsbury Triangle: new homes plans for details of the plans including a site context plan and examples of park homes.

We want initial feedback on our ideas for the site ahead of submitting a planning application later in 2018. There will be further opportunity for people to participate at this stage as part of the formal planning process.

As landowner, we are bringing forward development proposals to provide about 40 homes on the land. 

New homes

We know there’s a shortage of homes in our area that people can afford, and we are actively seeking ways to help resolve this problem. 

The council owns a two hectare site in Bassetsbury Lane which is in the process of being allocated in the Local Plan review for housing. We are now looking at how we could provide much-needed homes on the site. 

The site

Because of ground conditions, there are limitations to how the site can be developed. This proposal offers a solution that overcomes this to provide some of the housing our community needs. 

The Bassetsbury Triangle site is located one-and-a-half kilometres east of High Wycombe town centre. It is a triangular plot of land approximately two hectares (approximately five acres) which is accessed via Bassetsbury Lane. It is close to local shops as well as local transport links. Residents would not be reliant on private vehicles. 

Our proposals

The proposed plan is for 40 low maintenance, high quality, low energy park homes that would appeal to older people looking to downsize and therefore free up larger homes elsewhere for young families. Public access to Funges Meadow and a community outdoor facility, run by the Chiltern Rangers, is also included. 


Later living dwellings generate less traffic. Our proposals will look in detail at safe vehicle access in and out of the development and the junctions with the A40 London Road.


As the units are manufactured off site rather than built on site, there will be less construction traffic than that associated with a traditional on-site build. 

Local plan

The local plan for Wycombe district proposes allocating this site for residential use. It states that any development at Bassetsbury Triangle must:

  • protect and enhance its biodiversity
  • respect the nearby conservation area and listed buildings
  • carry out any necessary decontamination of the site

avoid any development on areas at high risk of flooding and incorporate sustainable drainage systems.
